Description : The New Markets Tax Credit Program is a federal tax credit program designed to stimulate economic growth in low-income communities. Eligibility : New Markets Tax Credit funds are available for use only on qualifying real estate projects with total costs of $10 million or more. Projects must be located in low-income communities in which at least one of the following is true: 1) median income is 60% or less of the greater of statewide or MSA median family income. 2) poverty rate for the area is 30% or greater. 3) the unemployment rate for the area is 1.5 or more times the national average. Description : Developed in accordance to California State law SB 1818, the Density Bonus program is intended to increase affordable housing production by offering development incentives which alleviate development requirements, thereby incentivizing the creation of more affordable units. Eligibility : All parcels which are zoned for multi-family use that involve the construction of 5 or more dwelling units are eligible to receive benefits/incentives from the Density Bonus Ordinance. Description : Projects pursuing LEED Silver certification or higher are eligible to receive priority processing through the Department of City Planning's Standard of Sustainable Excellence program. Eligibility : Projects of any size and type, located anywhere in the City of Los Angeles. Projects must demonstrate that there are pursuing formal LEED certification, at the Silver level or higher, and must have a LEED Accredited Professional on the team.
